What will the inspection cost? The inspection fee varies depending upon the size and value of the home, as well as its age. Cost should not be a factor in your decision to have a home inspection, or in your selection of a professional home inspector. The lowest priced inspection may not necessarily be the best bargain. Consider training, professionalism and experience and use a certified inspector. Why do I need a professional home inspection? Buying a home is usually the largest single investment we make. In order to avoid surprises, you should learn as much as possible about the house before you close the deal. A professional home inspection could point out the need for repairs and/or replacement of various system components, as well as maintenance tips to keep systems in good operating condition. After the inspection you will have a more thorough knowledge about the house and the ability to negotiate with confidence. If you currently own a home, a professional inspection may identify potential problems or existing problems of which you are not aware. Why can’t I inspect the home myself? Most people lack the technical expertise and the range of general knowledge to conduct an inspection as thoroughly as a professionally trained home inspector. An inspector must be familiar with all types of systems and components, as well as the proper construction and installation techniques. An inspector will address safety and maintenance issues with the ability to remain objective and impartial about the condition of the home, something a buyer or owner may not be able to do. What if the house fails the inspection? A home cannot fail an inspection. A professional home inspection provides an examination and a report of the current condition of the home. It is not a municipal inspection for code compliance or a bank appraisal to determine market value. It is an examination of the condition of the home and the systems for functionality and quality. |

Do I have to be present for the inspection? We require a signed contract prior to conducting an inspection and payment upon completion of the report review on site. Arrangements can be made if you can’t be there for the inspection; however, it is highly recommended that you are there to observe the process and ask questions during the inspection. This gives you the opportunity to learn about the condition of the house, and understand the maintenance requirements to help protect your investment. Typically an inspection will take 2-1/2 to 3 hours. |

What if the inspector finds problems with the house? Every house will have some issues. The professional inspection report will identify the problems or issues, and discuss the severity and consequences, to help the client make an informed decision based on that information. An inspector will never say you should or should not buy a house. Issues discovered during an inspection may become negotiation points to reach a final purchase price. |
